WHAT WE DO

About Flipper Bookkeeping

FLIPPER BOOKKEEPING

Know Your Numbers on Every Deal

It is a period of chaos. Investors, scattered across a galaxy of LLCs, closing tables and hardware-store receipts, have lost track of their profits.

Rehab budgets have exploded like poorly planned battle stations. Holding costs drain capital in silence. And tax season approaches with a reckoning no one budgeted for.

But hope remains. A small band of real-estate-obsessed bookkeepers has risen to restore order to the ledgers — one deal, one door, one dollar at a time…

Flipper Bookkeeping is a bookkeeping service for real estate investors. It tracks every cost and every sale for each property. Clients are house flippers, wholesalers and rental investors.

FAQ

Bookkeeping questions from real estate investors

I'm two years behind on my books. Is it too late?

No, it is not too late. We rebuild past years deal by deal, then move you to monthly bookkeeping so you stay current.

What is bookkeeping for house flippers?

It is tracking every cost and every sale for each property. You see the true profit on each flip, not a guess.

How do you track costs per property?

Every property gets its own project in your books. Every expense is tagged to a deal, so you see budget versus actual and profit per address.

How do you get my documents?

We aim to save you time, so we connect your bank and card feeds. If you prefer, you can download each bank and card statement yourself and share it with us over a secure, encrypted connection. For escrow documents, we set up a dedicated mailbox for you, or request them from escrow with your authorization. Personal email access is never required.

What about cash payments and paper receipts?

Snap a photo of the receipt and drop it in your upload folder, or email it to your dedicated mailbox. For cash with no receipt, send us a quick note: date, amount, which property, and what it was for. We record it against that property like any other cost.

Do you file my taxes?

No. We make your books tax-ready and give your CPA a clean package: financials, depreciation schedules and cost basis per property.

I run multiple LLCs. Is that a problem?

No. We keep separate books for each entity and record transfers between them correctly, which helps keep your entities separate.

How much does Flipper Bookkeeping cost?

Plans start at $699 per month at the intro rate. Higher plans are priced by deal volume. Ask for a custom quote.

ABOUT US

Who we are

Flipper Bookkeeping is run by two people who have been on both sides of the ledger.

YK Kuliev, founder of Flipper Bookkeeping

FOUNDER

YK Kuliev came to real estate from finance and technology: a former CPA who audited the controls of public companies, then worked in information systems, risk and cybersecurity at Dell EMC and Deloitte. In 2012 he made the leap into full-time California real estate and has closed more than 100 transactions since. He's still an active investor.

The idea for this company came from his own books. His flipping got better the day the books got granular: every flip tracked on its own, costs and profit analyzed project by project. Decisions stopped being made on the fly, and the chase for door volume stopped. Closing ten flips a month means nothing unless you know what each one made. Investors who track every project know whether they're winning. The rest are guessing, and guessing is how good investors fail.
